Rent stabilization, Section 8, LIHTC — handled.

Operating in NYC, LA, SF, Newark, or anywhere with rent control is a compliance minefield. Our renewal engine knows the rules: NYC RGB rates for rent-stabilized units, state caps for free-market, manual-review queues for Section 8 + LIHTC where a PHA filing is required. Rates auto-update from BLS for CPI, and you bump RGB once a year after the June board vote.

Every proposed renewal waits in a queue with the legal max + the suggested increase + the notice deadline pre-computed. You approve, edit, or decline — but the math is already done.

NYC rent-stabilized
RGB rates baked in for 1-year and 2-year renewals. Decline button blocked — tenants have automatic right of renewal under HSTPA.
CA AB 1482 + LA RSO
5% + CPI capped at 10% (state), with 60-day notice when >10%. LA RSO + SF + Berkeley + Oakland overrides on the roadmap.
Section 8 / HCV
Cycle flags as "manual review — PHA filing required" 60 days before lease end. We don't auto-email tenants for vouchers — the PHA is the gate.
LIHTC / Section 42
Flagged for manual review until AMI-based caps are wired (per-county HUD AMI tables). For now we never auto-set a rent on LIHTC.
