We're not building enterprise software for big REITs. We're building tools for the independent PMs and small management companies who hold the US rental market together.
The story
Proprietio started in 2024 when our founder — a working Manhattan landlord operating 30 units across 3 buildings (peak portfolio: 4 buildings, 40 units) — was juggling Excel sheets, Zelle screenshots, email threads spanning months, and a $312/month subscription to legacy property management software that nobody on his team knew how to fully use.
We tried every alternative on the market. The expensive enterprise platforms were built for 500-unit firms, not us. The cheap landlord tools were missing critical features like proper accounting and US state-specific lease law. The middle tier charged per-door fees that punished growth.
So in late 2024 we started building what we wished existed: a modern, flat-priced platform built specifically for the operator running any size portfolio. Not enterprise, not toy, just right-sized.
We launched a private beta with 8 PMs in Q2 2025. Spent six months iterating based on their feedback. Public launch in October 2025. Now we're onboarding our first cohort of paying customers across all 50 US states.
Where we've been
The first prototype
Our founder starts building Proprietio after experiencing first-hand how broken existing PM tools are. First commit October 2024.
Architecture + core CRUD
Multi-tenant database, properties + units + tenants + leases, Stripe Connect integration. Built in public on GitHub.
Private beta with 8 PMs
First 8 property managers invited to test. Brutal feedback shapes the roadmap. We rip out 60% of what we built.
State-specific lease law engine
Built the system that auto-applies CA AB 1482, NY HSTPA, and 48 other state rules to every lease. Our biggest moat.
Public launch v1.0
Self-serve signup opens. 14-day trial, no credit card. First production users start onboarding.
AI features + Stripe Connect prod
AI lease drafting, AI maintenance triage, AI bill scan. Stripe Connect goes live. First paid subscriptions.
Onboarding our first cohort
Focused on customer success with our early adopters. Expect us at NARPM Atlanta and BiggerPockets meetups in 2026.
