SMS Messaging Policy

Proprietio (operated by Square Working LLC) is a property management platform. This policy describes our SMS (text message) notification program for tenants and how consent is collected and managed.

1. Program description

Tenants whose property manager uses Proprietio may opt in to receive transactional SMS notifications related to their own lease. These are account and service messages only — we do not send marketing or promotional text messages.

2. Types of messages

Rent payment reminders
Payment confirmations and receipts
Urgent maintenance and repair updates
Lease renewal notices

Every message is triggered by the tenant’s own lease activity and is sent on behalf of their property manager.

3. How tenants opt in

Opt-in is collected through a consent control in the authenticated tenant portal. The tenant enters their mobile number and taps “I agree — enable SMS”. The following disclosure is shown directly above the consent button:

“By enabling SMS, you agree to receive automated messages from your property manager at the number above. Message + data rates may apply. Frequency varies (typically 1–4 per month). Reply STOP to a message at any time to unsubscribe, or HELP for support. Consent is not a condition of any lease or service.”

Each opt-in is recorded with a timestamp and IP address. Consent is never a condition of renting, of any lease, or of any other service.

4. Message frequency

Message frequency varies based on the tenant’s lease activity — typically 1–4 messages per month.

5. Message and data rates

Message and data rates may apply, depending on the tenant’s mobile carrier and plan.

6. How to opt out or get help

Tenants can reply STOP to any message at any time to unsubscribe; no further messages will be sent. Reply HELP for assistance. Tenants can also manage their SMS preference from the consent control in their tenant portal.

7. Privacy

We do not sell or share mobile numbers or opt-in consent with third parties for their own marketing purposes. No mobile information is shared with third parties or affiliates for marketing or promotional purposes. Mobile numbers are used solely to deliver the notifications described above.
