Your clients own rentals.
Their books arrive ready for year-end.
When a landlord or property manager runs their rentals on Proprietio, you get a real general ledger, a period you can lock, and one export with everything you need to close the year. Recommend it to your clients, and join our partner program if you wish.
What your clients’ books look like on Proprietio
Double-entry, posted as rent, payments and expenses happen. Here is what you can take from it.
The accountant package
One ZIP of plain CSV files for any fiscal year or date range, opening in Excel without an import wizard. Every line carries its currency. A README explains each file.

Ledger, trial balance, statements
Chart of accounts, every journal line (reversals included), general ledger with running balances, trial balance, income statement and balance sheet.
Import files for your software
A QuickBooks Online journal entry import and a Xero manual journal import, in the date layout your company file expects.
Receipts and supporting documents
A second ZIP holds the receipts and vendor invoice scans, indexed against the journal. Expenses with no document are listed, so you know what to ask for.
Fiscal year, close and period lock
Fiscal years can start in any month. Closing a year locks it: manual entries dated inside are refused, and the trial balance and balance sheet are kept as signed off. Only the owner can reopen.
1099 forms
1099-NEC and 1099-MISC recipient copies as PDF, a CSV for e-filing, and vendor payment totals that also serve T4A and T5018 preparation in Canada.
Canada: GST, HST and QST
On Canadian commercial leases, sales tax is posted to Sales Tax Payable, not to revenue, and the package reports it by month, property and province for the CRA and Revenu Québec returns.
QuickBooks Online sync
With the QuickBooks Sync add-on, invoices, payments and expenses go to QuickBooks Online on their own, and payments recorded in QuickBooks come back to settle the tenant’s invoice.
Subledgers at period end
Open receivables by tenant, security deposits held, unpaid vendor invoices and bank lines not yet reconciled.
Working in your clients’ books
From their Team page, by email
You work in their books with the Accountant role: ledger, payments, the export and the year-end close. Reopening a closed year stays with the owner. You take no seat on their plan, and they can end your access at any time.
All your clients in one list
Every client that invites you appears in your list. Open one, work in its books, come back to the list and open the next. Two-factor authentication protects the access to each client.
The partner program for firms
Firm access is free, for every client. For each client you bring, you choose what the referral is worth, and to whom.
Free firm access
Access to your clients’ books costs your firm nothing, whatever the number of clients.
Revenue share or client discount
For each client you bring, choose between a revenue share for your firm and a discount for your client.
Terms with your approval
The exact terms are shared with you when your application is approved.
90-day cookie, monthly payouts
A client who signs up within 90 days of clicking your link is attributed to you. A revenue share is paid once a month.
Your professional rules come first
If you are a CPA, your professional rules decide whether you may accept a commission. In the United States, the AICPA Code of Professional Conduct (1.520, Commissions and Referral Fees) does not allow a commission from a client for whom you perform attest services, such as an audit or a review, and requires any other commission to be disclosed to the client.
In Canada, the provincial CPA bodies, including the Ordre des CPA du Québec, have their own rules on commissions, referral fees and independence. Check the ones that apply to you.
Where a commission is not allowed, or you prefer not to take one, choose the client discount for that client instead: your firm is paid nothing, and your client pays less. Tell us in your application, or at any time afterwards.
