Tenant Screening Addendum
Last updated: June 10, 2026
This Tenant Screening Addendum supplements the Terms of Service and applies when you order or receive tenant-screening reports (credit, criminal, eviction) through Proprietio. If this Addendum conflicts with the Terms of Service on a screening topic, this Addendum controls.
1. Reports come from TransUnion — we are not a CRA
Screening reports are produced and delivered by TransUnion (via its ShareAble for Rentals service). TransUnion is the consumer-reporting agency; Proprietio is not a consumer-reporting agency and does not assemble, evaluate, or score consumer information. Before your first report is delivered you (and the applicant) must accept TransUnion's own terms presented during the screening flow; those terms govern the report itself.
2. Your FCRA obligations
As the user of a consumer report you have direct obligations under the Fair Credit Reporting Act (FCRA). You certify, each time you order a report, that you:
- Have a permissible purpose — evaluating the named applicant for tenancy of a unit you own or manage, and nothing else
- Obtained the applicant's written consent before requesting the report (the portal application flow collects it; keep your own records if you screen outside it)
- Will use the report only for the tenancy decision it was ordered for, and will not share it with anyone who lacks a permissible purpose
- Will provide an adverse action notice (with the CRA's name and contact details and the applicant's FCRA rights) if you decline, require a higher deposit or co-signer, or otherwise act adversely based in whole or in part on the report
- Will securely dispose of report data when you no longer need it, per the FTC Disposal Rule
3. Fair housing & local screening laws
You are solely responsible for using screening results in compliance with the Fair Housing Act and state and local law — including jurisdictions that limit the use of criminal history or eviction records, cap application fees, require individualized assessments, or mandate portable screening reports. Apply the same written criteria to every applicant for a unit.
4. Applicant disputes
Applicants who believe their report is inaccurate must dispute it directly with TransUnion (the adverse action notice tells them how). We cannot change the contents of a consumer report.
5. Fees & disclaimers
Screening is billed per report at the rate on the Pricing page (or paid by the applicant, where you configure it and local law allows). Reports are provided “as is” from the CRA; we do not guarantee their accuracy or completeness and we make no recommendation on any applicant. The decision — and the liability for it — is yours.
