Resident Portal Terms
Last updated: June 10, 2026
These Resident Portal Terms (“Portal Terms”) govern your use of the Proprietio resident portal — the website and mobile experience where you pay rent, submit maintenance requests, sign documents, and message your property manager. The portal is operated by Square Working LLC (d/b/a Proprietio, “we”, “us”) on behalf of your property manager or landlord. By creating a portal account or using the portal, you agree to these Portal Terms.
1. Your property manager is our customer — not you
Proprietio is software your property manager subscribes to. We are not your landlord, property manager, or agent of either. Your lease, your rent amount, fees, deposits, maintenance obligations, and any housing decisions are between you and your property manager and are governed by your lease and applicable landlord-tenant law — not by these Portal Terms. Questions about your tenancy go to your property manager, not to Proprietio.
2. Rent payments
Payments you make through the portal are processed by Stripe and settle to your property manager. By saving a payment method or enabling auto-pay you authorize recurring debits for the amounts your property manager bills (rent, utilities, and other lease charges). You can revoke auto-pay at any time in your portal settings; revoking it does not change what you owe under your lease. Returned payments (insufficient funds, closed account) may incur fees set by your property manager and shown on the invoice. We never store your full card or bank account number — payment credentials go directly to Stripe.
3. Messages & notifications
The portal sends transactional email and, if you opt in, SMS (rent reminders, receipts, maintenance updates). SMS consent is optional and is never a condition of your tenancy — see our SMS Messaging Policy for frequency and opt-out (reply STOP).
4. Your data
Information you submit through the portal (contact details, payment history, maintenance requests, documents) is processed as described in our Privacy Policy and is shared with your property manager, who controls it as part of managing your tenancy. If you apply for a rental and consent to screening, the screening report is produced by a consumer-reporting agency (e.g. TransUnion) under its own terms and the Fair Credit Reporting Act.
5. Acceptable use
You agree not to misuse the portal: no unauthorized access to other residents' or managers' data, no fraudulent payments or chargeback abuse, no harassment through messaging, and no attempts to disrupt the Service. We may suspend portal access for violations; suspension does not relieve you of lease obligations, and you can always pay by the other methods your lease allows.
6. Disclaimers & liability
The portal is provided "as is". We are not responsible for the acts, omissions, or housing decisions of your property manager or landlord. To the maximum extent permitted by law, our total liability to you in connection with the portal is limited to $100. Nothing in these Portal Terms limits rights you have under applicable landlord-tenant or consumer-protection law that cannot be waived.
7. Changes & contact
We may update these Portal Terms; material changes are announced in the portal at least 30 days in advance. Continued use after the effective date constitutes acceptance. Questions about these terms: legal@proprietio.com. Questions about your lease, charges, or unit: contact your property manager.
