Payments Addendum

Last updated: June 10, 2026

This Payments Addendum supplements the Terms of Service and applies when you activate payment collection (rent, fees, deposits, owner distributions) through Proprietio. If this Addendum conflicts with the Terms of Service on a payments topic, this Addendum controls.

1. Stripe provides the payment services

Payment processing on Proprietio is provided by Stripe through Stripe Connect. Proprietio is a software platform — we are not a bank, money transmitter, or payment processor, and we never hold your funds. By activating payments you create a Stripe connected account and agree to the Stripe Services Agreement and the Stripe Connected Account Agreement. Stripe may decline, suspend, or close your connected account under those agreements; we cannot override Stripe's decisions.

2. Onboarding & verification (KYC)

Before payouts are enabled, Stripe requires identity and business verification (KYC/KYB) — legal name, EIN or SSN, bank account, and beneficial-ownership details where applicable. You represent that the information you provide is accurate and that you will keep it current. Payouts remain paused until verification completes.

3. ACH payments

Bank-debit payments are processed over the ACH network and are subject to NACHA operating rules. Residents authorize each debit (or recurring debits) when they pay through the portal. ACH debits can be returned for up to 60 days for unauthorized transactions; a settled ACH payment is not a guarantee of good funds. Returned items (R01 insufficient funds, R02 closed account, etc.) reverse the credit to your account.

4. Chargebacks, disputes & reversals

You are responsible for chargebacks, disputes, ACH returns, and reversals on payments collected through your account, including associated network fees. When a dispute occurs, the disputed amount (plus fees) is debited from your connected account balance or linked bank account. We will pass along dispute notifications and evidence-submission tools, but the card networks and Stripe decide the outcome.

5. Fees, payouts & reserves

Stripe's processing fees are listed on our Pricing page and charged per transaction; Proprietio does not add a platform fee on rent collected via Stripe Connect. Payout timing follows your Stripe payout schedule (typically 2 business days for cards; ACH settles slower). Stripe may impose reserves or delayed settlement on accounts with elevated risk, per its agreements.

6. Your compliance responsibilities

You are solely responsible for the lawfulness of the charges you collect — correct rent and fee amounts under the lease, late-fee caps, security-deposit handling and trust-accounting rules in your state, and any receipts or notices the law requires. Proprietio's ledger and trust-accounting features are tools, not legal advice.

7. Prohibited use

Payment processing may only be used for bona fide property-related charges to your own residents, owners, and vendors. Processing third-party payments unrelated to your portfolio, splitting transactions to evade limits, or any activity on Stripe's restricted-business list is prohibited and grounds for immediate suspension.
