Manitoba Deposit Rules (2026)
Manitoba caps the security deposit at one-half of one month's rent. Deposits are held in trust, earn interest at a regulated rate, and must be returned within set timelines after the tenancy ends.
Governing law: The Residential Tenancies Act, C.C.S.M. c. R119

Half a month maximum
A security deposit may not exceed one-half of the first month's rent.
Pet deposit
A separate pet damage deposit may be allowed, also subject to a cap — confirm the current limit with the Branch.
Interest
Deposits earn interest at a rate set by regulation, payable to the tenant.
Return timeline
After the tenancy ends, the landlord must return the deposit or make a claim against it within the time the Act sets; otherwise the tenant can apply to recover it.
Allowed deductions
Unpaid rent and damage beyond normal wear and tear, supported by evidence.
Stop tracking Manitoba compliance in spreadsheets
