Nunavut Rent Increase Rules (2026)

Nunavut has NO rent cap. The limits are frequency (once per 12 months) and notice (generally 3 months). Much of the territory's housing is staff or social housing with separate rules.

Governing law: Residential Tenancies Act, R.S.N.W.T. (Nu) 1988, c. R-5

No cap

There is no maximum percentage increase under the Act.

Once per year

Rent can be increased only once in any 12-month period.

Notice

The landlord must give at least 3 months' written notice on the prescribed form.

Staff & social housing

A large share of Nunavut housing is employer or public housing governed by separate agreements, not the open rental market.

No mid-term increases

Rent is fixed during a fixed-term lease.
