Saskatchewan Rent Increase Rules (2026)
Saskatchewan has NO rent control — no cap on the amount. The limits are frequency (once per 12 months) and notice: typically 1 year for fixed-term renewals or the prescribed notice for periodic tenancies.
Governing law: The Residential Tenancies Act, 2006, S.S. 2006, c. R-22.0001

No cap
There is no maximum rent increase. The market sets the ceiling.
Once per 12 months
Rent can rise only once every 12 months.
Notice
For a periodic tenancy, the landlord must give the prescribed written notice (commonly several months). For a fixed term, rent changes only at renewal.
Tenant-association exception
In buildings with a recognized tenants' association, longer notice may apply.
No increase mid-term
Rent is fixed during a signed fixed-term lease.
