Is there really no Free plan?+
We removed the Free plan to focus on serious users. Lite at CA$39/mo is our entry point — designed to undercut typical property management software pricing in Canada. Every plan starts with a 15-day free trial — no card to start.
Are prices in Canadian dollars?+
Yes. All prices on this page are in Canadian dollars (CAD). Your invoice and Stripe charge are in CAD — no USD conversion surprises. GST/HST/QST is applied at checkout based on your province.
How does the 15-day trial work?+
Sign up with no credit card, then complete a verified business profile — company name, business address and business phone. Core features open right away for 15 days, up to 25 units: properties, units, tenants, leases, rent tracking, maintenance and messaging. AI features, the compliance rules engine, document templates and bulk exports, the API, MCP and integrations, online rent collection and tenant screening unlock when you add a card. Stripe verifies the card; nothing is charged during the trial, or at all until you choose a plan — then you’re billed in CAD. If the trial ends without a plan, your account turns read-only and is deleted 30 days later — we email you before that. One free trial per person and per company.
Can I switch plans?+
Yes, anytime. Upgrade is instant. Downgrade takes effect at the next billing cycle.
How are add-ons billed?+
Each add-on is metered: every time you use one (e-sign, screening, etc.), it's tracked and added to your next monthly invoice in CAD. One invoice per month with everything itemized.
What about Quebec leases?+
Proprietio handles Quebec's unique lease rules: automatic reconduction, the avis de modification (notice of modification) renewal flow, and the deposit ban. The TAL (Tribunal administratif du logement) workflow is built in — not bolted on from a US template.
Is provincial compliance included?+
Yes. Deposits, rent-increase rules, notice periods, and eviction procedures follow each province's Residential Tenancies Act — Ontario LTB, BC RTB, Quebec TAL, Alberta RTDRS, and all others. No extra charge.
Annual plans — what's the discount?+
Annual billing saves you ~16% vs monthly (about 2 months free). Paid upfront in CAD, committed for 12 months. Switch back to monthly at renewal.
Do you charge per tenant or per property?+
No. Unlimited tenant accounts, unlimited owner portal users, unlimited team seats — all included. Only the unit count counts towards plan limits.
